I am a qualified Domestic Energy Assessor, accredited by Elmhurst Energy. I can complete assessments at your property to provide you with an accurate Energy Performance Certificate (EPC). This is required for property sales or rentals, and also as an ECO assessment to see how energy efficient your property is, and to provide recommendations on how to improve your property's energy efficiency.

About me

Wayne Lewis

I began my working career in 1999 and have worked primarily in retail.  Customer service was at the heart of my job roles and I left retail in 2023 after a successful career, in which I was a Team manager for 13 years.  

I chose to step into the exciting world of Energy and I have not looked back.  

I have a keen interest in mathematics and this can now be used in full for all my assessments, to ensure accurate measurements are captured and data inputted correctly.

I am proud to have completed a level 3 city & guilds award for energy assessment and i'm accredited with Elmhurst Energy, the UK's largest independent provider of energy assessment.

Some common questions I get asked by my clients......

 

* Who legally needs to have an EPC and how long does it last?

Anyone selling or renting out their property needs a valid EPC Certificate and it is valid for 10 years.

* What are some examples of properties which are exempt?

Temporary buildings, which will only be used for 2 years or less.

Religious buildings which are primarily used for worship.

Small detached buildings of 50 m2 or less.

* Do you need to visit the property to complete the EPC?

Yes.  The EPC requires collecting data and photo evidence at the property for quality and accreditation requirements.  EPC assessments are subject to random audits by the energy accreditations to ensure they are conducted accurately, as it is a legal document.

* Do I have to be present?

The client does not need to be present for the assessment.  Most information required can be obtained by the assessor.  If more information is required, then the assessor can get in touch with the client to confirm details or obtain supporting documents.

* How long does an assessment take?

It can vary from property to property based on size, extensions, access and reviewing data.

Generally the assessment will take between 30 minutes to 1 hour.

* What areas of the property do you need to see?

All areas of the property need to be available for access to ensure the information is accurate.  This will include loft spaces, areas where boilers and cylinders are, and all rooms in the property.

* Why is my rating different to a similar house I have seen?

Property EPC results vary due to many different factors.  Here are a few examples....

The fuel used at the property, the dimensions, the insulation values, the heating controls, whether the property is detached, semi detached or end terrace, the age of property, the window install dates.

* Can my property fail an EPC assessment?

In short, No.  

For a sale of a property the rating can be anywhere between A100 to G1.  

The assessment will generate recommendations based on the assessment, and this information can help a prospective buyer understand what can be done to improve the energy efficiency and an estimated cost of the upgrades.

For a rental property, it is a requirement that the property is rated E or above.  The government is aiming to move this up to a C for all rentals by 2030.

* What does assumed mean on my EPC?

Some data is not possible to verify due to access constrictions.  

This could be the floor, roof insulation or wall insulation.

When we enter data for these we enter "as built" and it automatically applies an assumption based on the age and details of the property.

This information can be overwritten if there is documentary 

evidence to prove what is there.

* I have had some upgrades, should I get a new EPC?

There is no legal requirement in England and Wales to get a new EPC when upgrades have taken place, however this is a way of showing the improvements you have made, so in the event of renting or selling your property, all the information is up to date on the Government EPC register.  This is a public website which shows the EPC ratings and basic information on the property construction.

* What qualifications do you have?

To complete EPC assessments, you need to have a Domestic Energy Assessor qualification.  Then you need to be accredited by an energy assessmen company, for example Elmhurst Energy.

The assessor also needs to hold a valid DBS check to ensure they can be trusted in their work.
